Why is Allard good value?
Since the first phase was built in 2010, Allard has grown rapidly into an established family community. Allard has plenty of park and green space for active lifestyles, including: an outdoor skating rink, 2 parks currently constructed, and one park planned for upcoming phases. A playground was completed in 2016 and the K-9 Public School opened to students in September, 2017. There is easy access to the lovely Blackmud Creek Ravine from Allard, and a paved multi-use path that connects Allard to a network of other nearby trails in the area, including trail that leads directly to the shops and services at Ellerslie Road. Allard has a fantastic location with tons of future development planned, including: the nearby Heritage Valley Town Centre (Superstore and Shoppers' are open and new tenants are being added monthly), a planned LRT station across from Allard, as well as an new interchange connecting 41st Avenue SW (the main road just south of Allard) to Highway 2. Allard is close to neighbourhood convenience like the nearby Superstore, Gas Station, Shoppers and is just short drive away from larger retail like The Currents in Windermere, Southgate Mall, and South Edmonton Common.

How can I buy a lot directly and use my own custom builder?

Check this page for current information. For lots for sale in other communities, visit the developer website.

Where can I find information on lot and home pricing?
For all pricing and lot availability information, please talk to an Allard Builder. You can visit a showhome or connect by phone or email.
I am a legal representative and I need to know what HOA fees, if any, are outstanding.

Allard Homeowners Association has not yet been established. The only amount collected pursuant to the Homeowners Encumbrance registered against title is an initial amount of $150.00 per lot which is being held in trust by the developer for turnover to the Homeowners Association once Allard Homeowners Association has been established and turnover is complete. If the lot in question has been paid out, there are no outstanding HOA payments. This website is current and information stating the details of the HOA will be posted once the Homeowners Association has been established.
